This is not good news for those of us who live in Las Vegas. The city overbuilt in 2005-06 betting on increased housing need for an anticipated seven new casinos on the drawing board. Houses were built in anticipation of the additional need. When casino construction stopped the need for the houses ended. Yes. I can drive by many empty condos, housing developments and strip malls--and that's in Henderson, in Las Vegas proper it's even worse. That's the bad news. The good news is that Las Vegas is the most creative city in the world. Look at Wynn, Encore, Venetian, Belagio and the list goes on and on. In my view, the best investment in America right now is buying depressed Las Vegas real property. This city will come back and be roaring. Jim
